When you own a rental property, minor problems can become big expenses if caught early. One of the most common issues we hear is, “Was that already there before the tenant moved in?” Without the right inspection process, it’s hard to answer that. But with the right team and tools in place, you won’t have to guess.

How move-in inspections work. Before any tenant moves in, Scott, our lead inspector, walks through the entire property using a 360° camera. The camera captures every wall, ceiling, and floor in each room. He also takes close-up photos of appliances inside and out to show that everything is clean and working. He checks vent filters, notes any marks or dents, and makes sure the home is move-in ready.

Why this protects your investment. We don’t have to guess if a tenant reports damage months later. We go back to the original inspection photos. The 360° view shows precisely what the home looked like before move-in. That kind of proof protects you from disputes and helps everyone stay on the same page.

Exterior and appliance checks. Scott doesn’t stop inside. He walks outside the home, too, looking for wood rot, roof wear, window damage, and other issues. He also documents the yard and siding. That way, you have a full picture of the home’s condition inside and out.

Six-month check-ins. Every six months, Scott returns to re-inspect the property. He takes new photos and uploads them to our secure system, where you can log in and review the condition anytime. Mid-lease inspections help us catch problems early and give you peace of mind.

Privacy and compliance. Tenants don’t need to worry. The photos we take are only shared with our internal team and the property owner. While there, we also look for lease violations, like unauthorized pets or extra occupants. If anything is out of place, we follow up.
